About Us

Thatcher is a woman-led social impact real estate development company (SIRDC).

We invest in urban areas with a broad and long-term commitment to municipalities and their residents. Thatcher views real estate development as a powerful tool to build communities and promote equity, social justice and improved quality of life. To this end, our projects aim to address health, safety and environmental issues and general community welfare.

Nana Duncan

Nana Duncan is the Principal and Founder of the Thatcher Duncan Group LLC (Thatcher).

Named one of NJ Biz's 2017 50 Best Women in Business, Nana has participated in, and secured funding and municipal approvals for the redevelopment of large scale private and municipal owned assets. In the last five years, she has structured deals utilizing 30M in Low Income Housing Tax Credit (LIHTC) and New Market Tax Credits (NMTC) for about 200M in completed project value. Her projects have resulted in the redevelopment of over 500,000 square feet of blighted property.

As a Partner at her firm TD+Partners, Nana co-managed complex joint venture relationships and deal structuring for tax credit syndications, entitlement processes for zoning enhancements, redevelopment designations, PILOT agreement negotiations and Planning Board approvals.

At her last firm, Nana was responsible for shaping the firm’s strategy and partnership formations and managing the policy framework for urban development. In the last year, she has structured projects that have resulted in the delivery of affordable housing, high quality early childhood education, creation of new jobs in a low income neighborhood and access to healthy food through urban farms. Nana continues to pursue financially viable community enhancing projects through financial structuring that results in return on investment.

Nana is driven by her desire to build great urban cities, through comprehensive developments. At Thatcher, she is focused on redevelopment projects that combine affordable and market rate housing with community assets that focus on education, health and economic development to deliver real social and economic value to residents and developers. Her approach to development has focused on superior risk adjusted returns through financial incentives and measurable social impact. She believes all development should add value by enhancing physical infrastructure as well as a City's ability to deliver services.

Nana is committed to community development and social impact investing. She started her firm Thatcher, to focus on developments that catalyze investments and help cities grow while delivering high quality resources and services to residents.

Nana has a Bachelor of Arts in Economics from Vassar College and Masters in Public Administration from the Wagner Graduate School of Public Service at New York University.
